1. About Us

Da Vinci Builders Ltd is a professional construction company based in Reading, Berkshire, providing high-quality residential and commercial building services across the Thames Valley and surrounding areas.

2. Scope of Services

We provide a range of construction services including:

  • House extensions
  • Loft conversions
  • Renovations and refurbishments
  • Structural alterations
  • General building works

All works are carried out in accordance with agreed drawings, specifications, and written quotations.


3. Quotations & Acceptance

  • All quotations are valid for 30 days unless stated otherwise.
  • A contract is formed once the client confirms acceptance in writing.
  • Quotations are based on the information available at the time of pricing.

Any changes to the agreed scope may result in additional costs.


4. Variations & Additional Works

Any work outside the agreed quotation is treated as a variation.

  • Variations must be agreed in writing prior to commencement
  • Additional costs and time implications will be clearly communicated
  • Verbal instructions are not binding

5. Payment Terms

  • Payments are to be made in accordance with the agreed stage payment schedule
  • Invoices are payable within 7 days unless otherwise agreed
  • Late payments may result in suspension of works

We reserve the right to charge interest in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.


6. Programme & Timescales

All project timelines are indicative only.

Delays may occur due to:

  • Client variations or late decisions
  • Adverse weather conditions
  • Material shortages or supplier delays
  • Third-party or statutory approvals
  • Unforeseen site conditions

We are not liable for delays outside our reasonable control.


7. Site Conditions & Unforeseen Works

Our quotations assume normal site conditions.

If unforeseen issues arise, including:

  • Hidden structural defects
  • Ground conditions
  • Asbestos or hazardous materials

These will be treated as additional works and charged accordingly.


8. Client Responsibilities

The client is responsible for:

  • Providing access to the site
  • Ensuring all necessary permissions and approvals are in place
  • Supplying accurate drawings and specifications
  • Making timely decisions to avoid delays

Failure to meet these obligations may result in additional costs.


9. Design & Professional Responsibility

Da Vinci Builders Ltd is not responsible for:

  • Design errors
  • Structural calculations
  • Architectural drawings

Responsibility for design remains with the appointed architect or engineer.


10. Materials & Ownership

  • Materials supplied by Da Vinci Builders Ltd remain our property until full payment is received
  • Where materials are supplied by the client, responsibility for suitability lies with the client

11. Health & Safety

All works are carried out in accordance with UK Health & Safety legislation and CDM Regulations where applicable.

Clients and third parties must not interfere with site safety measures.


12. Completion & Defects

Works are considered complete when they are reasonably fit for their intended use.

A defects liability period of 3 months applies from completion.

This covers workmanship only and excludes:

  • General wear and tear
  • Misuse or neglect
  • Third-party damage

13. Insurance

We maintain appropriate insurance including:

  • Public Liability Insurance
  • Employer’s Liability Insurance

14. Limitation of Liability

Our liability is limited to the total value of the contract.

We are not liable for:

  • Indirect or consequential losses
  • Loss of profit or business
  • Delays outside our control

15. Suspension & Termination

We reserve the right to suspend or terminate works where:

  • Payments are not made
  • Contract terms are breached

All completed works and materials up to that point remain payable.


16. Force Majeure

We shall not be liable for failure or delay due to events beyond our control, including:

  • Severe weather
  • Supply chain disruption
  • Labour shortages
  • Events beyond reasonable control

17. Complaints

We aim to provide a professional and high-quality service.

18. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.
